Creditor and landlord locates
Debtor Skip Tracing in Idaho
A judgment or unpaid balance is only as useful as your ability to find the person who owes it. Delator Group locates Idaho debtors, former tenants and business owners for creditors, landlords and attorneys, confirming current addresses, employers and reachable assets so service, judgment liens and collection steps can proceed on solid information.

Quick answer
How do you find a debtor who moved in Idaho?
We start with what the creditor already has, such as the last address, phone, employer and vehicle, then work through public records, court filings, property and business records and lawful data sources to confirm where the debtor lives and works now. That first-level remote trace is priced at $102. Our Idaho asset investigations go deeper when collection is the goal.
01First step
Why Finding the Debtor Comes Before Any Collection Step
Nearly every step in recovering a debt depends on a correct address. A complaint must be served, a judgment needs a debtor who can be found, and a garnishment needs an employer, which our deep-dive background reports often identify. When the debtor has moved, every filing costs time and fees without moving the case forward. Debtor skip tracing confirms where the person is now, so counsel can choose the right court, serve papers once, and decide whether pursuing the debt makes economic sense at all.
Delator is not a collection agency. We do not contact debtors to demand payment, negotiate balances or report to credit bureaus, and we do not use pretexting to obtain financial information, which federal law restricts. We locate, verify and report to the creditor or attorney, who decides what to do next. Our statewide skip tracing practice handles general locates, and our guide to serving legal papers in Idaho explains what comes after the address is confirmed.
02Idaho judgments
How Idaho Judgment Liens Shape the Search
Under Idaho Code § 10-1110, a judgment becomes a lien on the debtor's real property in a county once a transcript or abstract is recorded with that county's recorder, and the lien generally continues ten years from the date of the judgment unless satisfied or stayed on appeal. Child support judgments and crime victim restitution judgments carry longer periods under the same section. Knowing which counties the debtor owns property in tells counsel where recording matters most.
That makes property research a core part of the trace. We check county assessor and recorder information, look for real property held in the debtor's name or through a business, and note when property was sold or transferred around the time the debt arose. Idaho is a community property state under § 32-906, which can affect what is reachable when a debtor is married, and your attorney can advise on that. Our hidden assets guide and business asset searches cover the deeper work.
- Recorded judgment liens generally run 10 years
- Child support liens run longer
- Property transfers near the debt date get flagged
- Community property questions go to counsel
03Smaller balances
Small Claims, Magistrate Court and Higher-Dollar Cases
Idaho's small claims department, part of the magistrate division, now hears money claims up to $15,000 after a 2026 amendment to Idaho Code § 1-2301 raised the limit from $5,000. The effective date should be confirmed with the court. Venue generally lies where the defendant lives or where the claim arose, so a correct address can decide which county you file in, a point our Boise process servers see often. Under § 1-2304, service is personal by default, or the court can mail the claim by certified mail if the plaintiff requests it.
Larger civil claims are assigned to the magistrate division up to $10,000 under I.C.A.R. 5 and otherwise heard in district court. Whatever the court, the defendant must be served, and I.R.C.P. 4(b)(2) generally requires service within 182 days of filing. Our Idaho process serving team can serve the debtor once we confirm the address, and our county rate map for Idaho service shows the published starting rate for each county.
04Landlords
Former Tenants Who Leave Owing Rent
Landlords across the Treasure Valley, Kootenai County and eastern Idaho regularly lose track of tenants who move out owing rent or damages. Idaho Code § 6-303 sets the 3-day notice for nonpayment that precedes an unlawful detainer case, and § 6-310 requires the summons, complaint and trial notice to be served at least five days before trial. Once the tenant is gone, the claim for unpaid amounts becomes an ordinary civil or small claims case that still needs a current address.
We start with the rental application, emergency contacts, vehicle information and employer listed at move-in, then trace forward through public records and lawful data sources, using the same methods as our lost contact searches. Landlords who want fewer of these files can screen applicants up front with our potential tenant background checks, and property managers in fast-growing Canyon County can work with our Caldwell investigators. Every trace is quoted in writing before it starts.
05Commercial debts
When the Debtor Is a Company
When a company owes the money, the first question is whether it still exists and who runs it. We check the Idaho Secretary of State's business records for status, registered agent and officers, then look at related entities, assumed business names, liens and court filings, the same groundwork used in M&A due diligence. Under I.R.C.P. 4(d)(3), service on a business generally goes to an officer, managing or general agent, or registered agent, with certified mail available if the designated agent cannot be found.
Owners sometimes wind down one entity and open another at the same address with the same equipment. We document those connections so counsel can evaluate claims against successors or individuals, which is a legal question only your attorney can answer. Our corporate investigations group handles larger commercial matters, and a business partner background check can tell you whether the people behind a debtor company have a pattern of unpaid obligations.
06Collectability
Is the Debt Collectable? Jobs, Vehicles and Land
An address alone does not tell a creditor whether a judgment can be collected. We look for current employment, professional and occupational licenses, vehicles, real property, and business interests, and we report what we can confirm and how confident we are in each item. Idaho's economy matters here: a debtor in the Boise area may work in technology or construction around projects like Micron's planned memory fabs, while a Magic Valley debtor may be tied to dairy, food processing or agriculture.
Bank account balances and other private financial details are not available through lawful public research, and we do not claim otherwise. Counsel can obtain that information through post-judgment discovery and court process once the debtor is located. When the debtor appears to have moved assets to avoid collection, our Idaho asset investigation service has a $1,000 minimum and goes further, and debtors in eastern Idaho are often traced by our Ammon and Idaho Falls area investigators.
07Our boundaries
Collection Limits We Respect
We work within federal and Idaho law. We do not misrepresent who we are to obtain information, do not contact debtors' employers or relatives to pressure payment, and do not enter private property without permission, which Idaho's trespass statute, § 18-7008, prohibits. Our reports state facts and sources, not threats. Creditors and law firms that collect consumer debts are responsible for their own compliance, and we write our reports so they can be used without creating problems for the client.
Some debts are also time-limited. Under Idaho Code § 5-216 and § 5-217, actions on written contracts generally must be brought within five years and on oral contracts within four years, and a judgment lien generally runs ten years. A trace on an old debt should start with counsel confirming that the claim is still enforceable. Our Idaho investigator vetting guide and our published Idaho rates explain how we work and what it costs.

Debtor Locates Across Idaho
Delator handles debtor skip tracing for creditors, landlords and law firms in all 44 Idaho counties. Treasure Valley files often go through our Boise investigators and our team covering Nampa, and North Idaho files through our Coeur d'Alene investigators, where Spokane is a short drive west on I-90. Delator has no Idaho office, so most traces start remotely from public records and lawful data sources, and field verification is quoted separately in writing whenever a case calls for it. Eastern Idaho files are common too.
FAQ
Frequently asked questions
How much does it cost to find a debtor in Idaho?
Our basic remote trace is $102. A deep-dive report with employment, property and vehicles costs $300. Field verification starts at $1,000, and asset investigations have a $1,000 minimum. Every engagement is quoted in writing before work starts, with no retainer, and our Idaho investigation pricing lists the full schedule. Most landlord and small claims files need only the basic trace.
Are you a collection agency?
No. Delator locates and verifies information and reports it to the creditor or attorney. We do not contact debtors to demand payment, negotiate balances or report to credit bureaus. Creditors and law firms that collect consumer debts remain responsible for their own compliance with federal and Idaho collection laws when they use our findings.
How long does an Idaho judgment lien last?
Under Idaho Code § 10-1110, a recorded judgment lien on real property generally continues ten years from the date of the judgment unless satisfied or stayed on appeal. Child support and restitution judgments have longer periods. Renewal and enforcement are questions for your attorney. We help by identifying counties where the debtor owns property, so recording is targeted.
Will your search show the debtor's bank accounts?
Not through lawful public research. Private account details are protected, and federal law restricts obtaining financial information by pretext. After judgment, counsel can use post-judgment discovery and court process to identify accounts. We focus on what can be confirmed lawfully: residence, employer, vehicles, real property and business interests, each with its source noted.
What is the small claims limit in Idaho?
A 2026 amendment to Idaho Code § 1-2301 raised the small claims limit to $15,000 from $5,000. Confirm the effective date with the court before filing. Small claims cases are heard in the magistrate division, and venue generally lies where the defendant lives or where the claim arose, which is why a current address matters.
Can you serve the debtor after you find them?
Yes. Delator Field Services coordinates service across Idaho with logged, time-stamped attempts and a signed affidavit of service. The published starting rate depends on the county and is confirmed in writing first. Our Idaho process server rate map shows each county's routine rate, and urgent, rush and same-day options cost more.
What if the debtor is a company?
We check the business's status, registered agent and officers through Idaho Secretary of State records, then look for related entities and successor businesses. Service on a company generally follows I.R.C.P. 4(d)(3). Whether owners or a successor company can be held responsible is a legal question for your attorney, and our corporate investigation work supports that analysis.
How old can a debt be before it is too late?
Idaho generally allows five years for written contracts under § 5-216 and four years for oral contracts under § 5-217, and judgment liens generally run ten years. Exceptions and tolling rules exist. Ask your attorney to confirm the claim is still enforceable before paying for a trace on an older debt.
Do you trace debtors who left Idaho?
Yes. Debtors often move to Washington, Oregon, Utah or Nevada. We trace them wherever they live, and our report notes which state's courts and service rules may apply. Your attorney decides where and how to enforce the claim, including whether to domesticate an Idaho judgment in another state. We also flag when the debtor still owns Idaho property.
